The Problem

Most "Chimney Leaks" Are Really Flashing Leaks

Water does not need a hole. It only needs a gap where two materials meet. Where brick meets shingles, the metal flashing is the only thing keeping every storm out of your attic — and it is almost always the part that fails first.

The frustrating part: the stain appears on the ceiling months after the water started moving through the framing. By then the repair is no longer just metal.

Recognize It

Signs Your Chimney Flashing Has Failed

Recognize even one of these? The next heavy rain will make it worse.

Ceiling Stains Near The Chimney

A brown ring on the ceiling or wall beside the chimney is the classic first sign of failed flashing.

Leaks Only After Heavy Rain

If water shows up during storms and stops when it dries, the roof-to-chimney joint is the usual suspect.

Cracked Tar Or Caulk On The Roof

Black roof cement smeared around the chimney is a temporary patch — once it cracks, water walks right in.

Lifting Or Rusted Metal

Flashing that has pulled away from the brick, curled at the edges or rusted through no longer sheds water.

Damp Attic Framing

Wet sheathing, dark rafters or insulation that smells musty around the chimney chase point to a flashing leak.

No Counter-Flashing In The Mortar

Metal simply laid on the shingles without being cut into the mortar joint will always leak eventually.

Recent Roof Replacement

Roofers often reuse old flashing. New shingles with old metal is one of the most common leak sources we find.

No Cricket On A Wide Chimney

Wide chimneys need a saddle behind them. Without one, rain and debris pile up and force water under the shingles.

Why It Matters

What A Small Gap Turns Into

Flashing is one of the cheapest repairs on a chimney — and one of the most expensive to ignore.

Rotting Roof Deck

Water sitting under the shingles rots the sheathing and rafters long before it appears on the ceiling.

Damaged Masonry And Firebox

Constant moisture breaks down mortar joints, spalls brick and rusts the damper inside the chimney.

Ruined Drywall And Insulation

Stained ceilings, peeling paint and soaked insulation turn a small metal repair into interior remodeling.

Mold Behind The Walls

Warm, damp framing in South Texas grows mold fast — and that remediation costs far more than flashing.

Understand It

The Three Layers That Keep Water Out

Proper flashing is a system. Miss one layer and the whole joint leaks.

Step Flashing — chimney flashing repair in San Antonio
Step Flashing

Step Flashing

Individual L-shaped pieces woven between each course of shingles along the sides of the chimney. Every piece overlaps the next so water is stepped down the roof instead of under it.

  • Woven shingle by shingle
  • Never a single bent strip
  • Replaced, not re-caulked
Counter-Flashing — chimney flashing repair in San Antonio
Counter-Flashing

Counter-Flashing

Metal cut into a mortar joint on the chimney and folded down over the step flashing. This is the layer that seals the wall, and it is the piece most often missing on leaking chimneys.

  • Cut into the mortar joint
  • Sealed and mechanically locked
  • Protects the top edge
Cricket & Apron — chimney flashing repair in San Antonio
Cricket / Saddle

Cricket & Apron

The apron seals the front of the chimney; a cricket is a small peaked saddle built behind wide chimneys so water and leaves divert around instead of pooling against the brick.

  • Recommended over 30in wide
  • Diverts water and debris
  • Stops back-side pooling

Not sure what is around your chimney? Send us a photo from the ground or let us take a look from the roof — we will tell you which layer failed.

Chimney Flashing Questions

It depends on whether the existing metal can be repaired or the full step and counter-flashing system needs replacing, and whether the mortar joints need repointing first. Call 210-401-3967 and we will inspect it and explain the options before scheduling.

Flashing is the layered metal that seals the joint where the chimney passes through the roof. It normally includes step flashing woven into the shingles, counter-flashing cut into the mortar joint, and an apron across the front.

Both are common. Water can enter through failed flashing, a cracked crown, an open flue, or porous brick and mortar. We inspect all of them — and water test when needed — so the repair matches the actual entry point.

Tar is a temporary fix. It hardens, cracks in Texas heat and traps water against the masonry. A properly layered metal flashing system sheds water without relying on sealant to hold back the rain.

Chimneys wider than about 30 inches on the up-slope side generally need a cricket, a small saddle that diverts water and leaves around the chimney instead of letting them pile against the back wall.

Reused flashing is one of the most common causes. New shingles installed over old, fatigued metal — or metal simply surface-caulked to the brick — will keep leaking until the flashing detail is rebuilt.

Most flashing repairs and replacements are completed in a single visit. Adding a cricket or repointing masonry first can extend the work.

No. We lift and re-weave shingles carefully around the chimney and reseal everything we open. If shingles are brittle or already damaged, we tell you before starting.

We document the repair with photos and can water test the area afterward so you can see the joint holding before we leave.

Yes. We repair chimney flashing throughout San Antonio and surrounding communities including Boerne, Helotes, Shavano Park, Alamo Heights, Stone Oak, Bulverde, New Braunfels and Schertz — roughly a 60-mile radius.
