If the brick is sound and only the mortar has failed, repointing is often enough. A rebuild is considered when brick faces are spalling, joints are open through the stack, the crown has broken apart, or the chimney is leaning. We will tell you which situation you are in.

A partial rebuild takes down and rebuilds only the deteriorated section — usually the portion above the roof line — while preserving sound masonry below. A full rebuild reconstructs the chimney from a solid base when the damage runs deeper.

A crown and top-course rebuild can often be completed in a day or two. Rebuilding from the roof line typically takes longer, and full structural rebuilds longer still, depending on access, height and weather.

Water is the main cause. Long dry heat opens hairline cracks in crowns and mortar, then heavy rain drives water into them. Over repeated cycles the mortar loses its bond and brick faces begin to spall.

A visible lean should always be evaluated. It can indicate movement in the structure or a failing foundation, and deteriorated masonry above the roof line can shed brick in high wind.
